Getting a Mortgage in Portugal as a Foreigner
Foreigners can and regularly do get mortgages in Portugal, but non-residents face more conservative terms than locals — a bigger deposit and closer scrutiny of income earned abroad. Knowing what banks look for lets you prepare instead of being surprised at the worst moment.
The deposit you'll need
Non-residents typically need a larger deposit than residents — often in the region of 30% of the price, with banks lending roughly two-thirds to three-quarters of the value (the loan-to-value ratio). Budget for that gap plus taxes and fees — IMT transfer tax, stamp duty, notary and registration — on top of the purchase price.
How banks assess foreign income
Lenders apply more caution to income earned abroad, because it's harder to verify and enforce across borders. They'll look at salary, but also rental income, dividends, investments and pensions. Clear, well-documented proof of income — and of the funds for the deposit — moves the conversation along.
The paperwork
You'll need a NIF and, in practice, a Portuguese bank account before applying, plus identification, proof of income and bank statements. Independent legal representation (an advogado) is strongly advisable to run due diligence on the property and protect you at the promissory-contract (CPCV) stage.
Proving you're a serious buyer first
Long before the mortgage, agents have to take you seriously enough to show you the property — and when your money sits in a foreign bank, that's the real friction.
