This English text is a translation provided for convenience. The legally binding version of this document is the Portuguese one; if anything here conflicts with it, the Portuguese version prevails.
These Terms of Service (the 'Terms') govern your use of Casaporte — the verified identity and affordability service for housing, operated by My Paws International, Lda., a company registered in Portugal at Av. Dom João II, n.º 98 A, 1990-100 Lisboa, NIPC 518562530 ('Casaporte', 'we', 'us'). By creating an account or using the service, you agree to these Terms. If you don't agree, please don't use Casaporte.
1. Who can use Casaporte
You must be at least 18 years old and able to enter into a binding contract. When you verify, you agree to provide accurate, current and complete information and to keep it up to date.
Casaporte has two kinds of user: individuals (renters and buyers) who build and share a verified profile, and organisations (real estate agencies and property owners) who receive verified profiles and invite people to verify. Some terms apply only to one or the other; we say so where it matters.
2. What Casaporte is — and is not
Casaporte verifies facts and lets you share them. For an individual, we confirm a small set of facts — your identity, that you can afford a given rent (or hold sufficient funds to buy), and your housing-payment history — and turn them into a reusable verified profile you control.
Casaporte is not a credit bureau, a tenant-scoring service, or an automated decision-maker. We never compute a score, ranking, or accept/reject recommendation about any person; humans make every housing decision. We are not a listings marketplace, an estate agency, a bank, a lender, or a provider of legal, financial or tax advice.
For buyers: a verified buyer profile confirms your identity and shows a band of available funds. It is not anti-money-laundering (AML) or know-your-customer (KYC) compliance, and we never ask where your money came from. Agencies and notaries remain responsible for their own regulatory obligations.
3. Your account
Individuals sign in with Google or a one-time email link. Organisations sign in with a one-time email link and may invite colleagues as additional members. You are responsible for activity under your account and for keeping your sign-in secure.
An organisation's first person to sign up becomes its owner and can invite or remove members up to the limits of its plan. You must only invite people entitled to act for that organisation.
4. Verifying and confirming your information
When you verify, you provide documents (for example an identity document, payslips, or bank statements). We read them to compute your facts, and you confirm each extracted fact before it enters your profile — nothing becomes a verified fact without your confirmation.
Verified facts are locked. If something is wrong or changes, you correct it by re-verifying, not by editing the fact directly. You must not submit information that isn't yours or that you know to be false; doing so may result in suspension and, where relevant, will be reported.
5. Sharing your verified profile
Nothing reaches a landlord, agency or anyone else without your action. Every share names its recipient, is time-limited (14 days by default for renting, 30 days for buying), is logged so you can see when it was opened, and can be revoked by you at any time.
You choose what a recipient sees. Your exact income is hidden by default (a recipient sees an affordability band unless you switch the exact figure on), and your employer's name is hidden unless you choose to share it. You are responsible for choosing who you share your profile with — share it only with a genuine landlord or agency, and never pay anyone before you have viewed a property in person and signed a lease.
6. For agencies and property owners
Receiving a verified profile is always free. You pay only to initiate verification (inviting someone who hasn't verified yet) and for the triage tools, according to your plan. Plans, fair-use allowances and any overage are described at the point of purchase.
When you receive a verified profile you become an independent controller of that data and must handle it lawfully — using it only for the stated housing purpose, keeping it secure, honouring the tenant's consent and its expiry, and complying with anti-discrimination, data-protection and (for purchases) your own AML/KYC obligations. Casaporte provides facts; the decision, and responsibility for it, is yours.
7. Payments and plans
Paid plans and one-off charges are handled by our payment processor, Stripe. Prices, billing periods and what each plan includes are shown before you buy and may change with notice. Fees are stated exclusive of any taxes that apply.
You can cancel a subscription at any time from the billing area; cancellation takes effect at the end of the current period and does not retroactively refund it, except where the law requires otherwise. Free entitlements (a free tier, a free first letting) are described in the product and may change for future use. Separately, we offer a 14-day money-back guarantee: if a paid plan or one-off charge isn't the right fit, email us within 14 days of the charge for a full refund, no questions asked — this is in addition to any statutory right of withdrawal you may have as a consumer.
8. Acceptable use
You agree not to: submit false, stolen or third-party information; use Casaporte to defraud, impersonate or harass anyone; use a received profile to discriminate unlawfully or for any purpose other than assessing a housing application you are genuinely involved in; resell, scrape or bulk-export data; attempt to bypass a share's consent, recipient or expiry; or interfere with the security or operation of the service.
We may investigate suspected misuse and take proportionate action, including removing content, suspending accounts, and reporting unlawful activity to the authorities.
9. Intellectual property
The Casaporte platform, brand and content are ours or our licensors'. Your data is yours — you grant us only the licence needed to process it to provide the service you asked for, as described in our Privacy Policy. We claim no ownership of your personal information.
10. Third-party services
Casaporte relies on third parties to work — for identity verification, reading documents, payments, hosting and email (listed in our Privacy Policy). Your use of the service may be subject to those providers' terms. We choose processors bound by data-protection agreements, but we don't control their services.
11. Disclaimers
Casaporte is provided 'as is' and 'as available'. Verification is best-effort and based on the documents and third-party checks available at the time; it confirms facts about documents and payments, not a judgement about a person, and it is not a guarantee of anyone's honesty, suitability or future conduct. We don't guarantee that using Casaporte will result in a tenancy, a sale, or any particular outcome.
12. Limitation of liability
To the fullest extent permitted by law, Casaporte is not liable for indirect, incidental or consequential losses, or for decisions any landlord, agency, buyer or tenant makes using information shared through the service. Nothing in these Terms limits liability that cannot be limited by law (including for death or personal injury caused by negligence, or for fraud). Where our liability is limited but not excluded, it is capped at the greater of the fees you paid us in the 12 months before the claim or €100.
13. Suspension, termination and changes
You can stop using Casaporte and close your account at any time. We may suspend or end access if you breach these Terms or to protect the service or other users. We may update these Terms; if we make a material change we'll give reasonable notice, and continuing to use Casaporte after it takes effect means you accept the change.
14. Governing law and contact
These Terms are governed by the laws of Portugal, and the courts of Portugal have jurisdiction, without affecting any mandatory consumer-protection rights you have where you live. The Portuguese-language version of these Terms is the binding one. Questions: legal@casaporte.eu.
