Good flats at fair prices get dozens of inquiries within hours of going up on Idealista or Imovirtual. Agencies can't reply to everyone, so they triage — and the applicants who look like a safe, fast bet get the viewing. If your message is just 'is this still available?', you're one of a hundred. If it leads with who you are and that you can afford it, you stand out.

Being new is the real obstacle, not your income

Plenty of newcomers earn well and still struggle, because there's nothing to look up. No Portuguese credit history, no local landlord who knows them, no fiador. Owners aren't being unreasonable — they genuinely have no way to judge risk, so they ask for guarantees. Your job is to remove the uncertainty, not to resent it.

Foreign income counts. A bank statement proves real income and real housing payments regardless of how long you've been in Portugal, and it works with foreign banks. You don't need Portuguese history — that system doesn't exist here for anyone.

Practical tips that make a difference

Get your NIF early. You'll need it, and not having it slows everything down.

Have your proof ready before you view. The winning applicant is often simply the one who can send complete, verified evidence the same day.

Be ready to move quickly, but never pay before you've seen the place in person and signed. Requests to wire a deposit to 'hold' a flat you haven't visited are the classic scam — no legitimate agency does this.

Consider neighbourhoods beyond the postcard centre. Arroios, Marvila, and the far side of the river often offer better value with good transport.

Standing out honestly

You don't need to oversell. You need to answer the owner's two silent questions — can you afford it, do you pay on time — with evidence, on first contact. Verified facts beat a long, earnest message every time, because they ask the owner to trust a confirmation rather than a stranger's promise.
